THE PROCESS

Our process is generally divided into five stages;
- Initial meeting/briefing
- Schematic Design
- Design Development
- Contract Documentation
- Contract Administration

The Process: About

INITIAL MEETING

The initial meeting will involve briefing on your general requirements, feasibility, budgeting, time frames and discussions regarding initial conceptual requirements. This will enable us to create a Fee Proposal which will be presented to you for approval prior to proceeding to the next stage.

SCHEMATIC DESIGN

The sketch design phase establishes the general spatial approach and ideas on the broad function of the project.  It is developed out of a sound brief but it is critical that some experimentation and testing of options occur.  You will receive documentation in the form of basic sketches which can be manipulated thru out this phase.

DESIGN DEVELOPMENT

The Design Development phase refines the concept, brings detail to the designs and turns the concept into reality.  At this stage, we move closer to making final decisions about not only your design but also if required a range of finishes and furniture selections.  You will receive documentation in the form of 3D images, drawings with more refined detailing, specifics on furniture options and samples of Finishes for your critique and approval.  We will not progress to the next stage until you are completely satisfied that the design brief has been fulfilled.

CONTRACT DOCUMENTATION

Contract Documentation is the final preparation of documents that will form the basis of your building contract.  All Selections, Details, Finishes and Working Structural Drawings will now be finalised.  At this stage drawings will also be forward to relevant Consultants as required for your specific project.  A full Scope of Works will also be provided by us for continuity in Construction Tenders.  You will receive a copy of all documentation required to complete your project.

CONTRACT ADMINISTRATION

During Contract Administration, we have two roles;
- to continue acting on your behalf
- to assist in the administer of a contract between you and the builder/contractors.  Within these roles, we are to ensure the design is executed by the builder, maintain quality control, assist the builder interpreting the documents where required and be the Primary Liaise for the project. We will visit the site, meet with builders/contractors and issue instructions where necessary.
